Just a quick note to ask for your thoughts today... after 2 years of drooling over a property in our area, the owners called us last night and asked us to come over to discuss the sale of the property! YAHOOOO!!!! We have been sending them notes every 6 months for over 2 years (we don't know these people)and they finally called last night. They have decided to sell the property and because we have been so persistent they would like to talk to us first.

It is almost 5 acres and has a stream running through it. There is an existing home on the property (built in 1983)that isn't exactly my style, but my husband said that he would do whatever it takes to satisfy me. He wants the land more than anything!

We are so excited! The owner said that she was going to wait until Spring but decided that they just wanted to take care of it now. Sounds like things could move quickly. Boy oh boy... our 8 year old son would love the woods to go roaming in and the dogs would love the land and stream!!

I'll let you know how we make out. Of course, we haven't approaced the subject of $$$$ yet, but we have all the papers from the court house and the tax assessments, etc. so, I am hoping that it is within our range.

Thanks to everyone for their thoughts and good vibes!

The meeting went well. The house on the property was actually gorgeous inside. The woodwork was amazing. There were huge windows on the back of the house overlooking the property. I found out that the woman designed the home herself. Quite a bit of unfinished work on the lower floor. Our thoughts now are that we might not be in the same price range after seeing the home interior. The land itself is still very desirable! She is going to get it appraised and will contact us. She again reassured us that she wouldn't list it with a realtor until after she had it appraised and gave us an opportunity to make an offer.

dont get discouraged just cuz the house is nicer than you expected. If the house ends up costing more than you originally thought keep the following in mind...
~mtg rates are quite low right now
~they may consider a land contract if that could poss. help you but you can usually get a lower rate on a mtg/but they may accept a lwwr pymt amt on a land contract at a higher rate of int. with the agreement you'll refi. it within 5 yrs.
~Your house is also probably worth more than you think so you might not be as far off as you think once you sold yours.

Yes, Your house may be worth lots more than you think. Gary and I recently purchased 9 acres within one mile of town for $159,000. Our house appraised at $130,000 so we will be getting our new property for $30,000 when our house is sold (we have no mortgage on our present home so all the money goes toward the new house) Needless to say we hope to get at least the appraised value for our home. If it is God's will for you to get the house the things will fall into place very easily. We looked for over a year and made offers on 2 other homes that we didn't get. This property is the best of all and for the least amount of money. So if is to be you will get it. Keep praying
